Wants and Needs

     First, decide if there are a few "needs" that you are not willing to compromise.  Stick to these so you will be happy with the purchase you make.  Try to be realistic.

     Next, list your "wants" in order of preference.  Plan to do some compromising here.  If you can afford your "dream home or rental property," you are in the minority.  Suggest to your realtor to start looking for properties that contain items high on your list.  View the properties with your agent and work down making only those compromises you can live with and still be happy.

     If nothing fits, keep looking.  Don't buy until you can be content with your purchase.  But, when you see something suitable, go for it immediately so you don't risk losing it to another buyer.
