Property 1- Select a real estate firm and agent that has a good reputation in the market area that you desire. Contact Flo. 2- Discuss agency with your agent to learn how your interests will be represented. 3- Talk to a mortgage broker to determine your mortgage qualification. Your agent can refer several reputable mortgage brokers to you. 4- Decide on your wants & needs. Discuss these with your agent who will scan the market to find properties that meet your requirements. 5- Tour the properties that your agent has selected for you. Make notes of your likes and dislikes and provide feedback to your agent. (If you are off island and considering an investment property, your agent can tour and take photos for you to review.) 6- If you see a sign or an ad for a property listed by another agency, call your agent for further information. Your agent can help you with any property listed with the Maui Board and can advise you on those that are not listed. (Calling an agent on a sign will usually put you in contact with the seller's agent who does not represent you.) 7- When you are ready to make an offer your agent will prepare the paperwork. You must review the offer, sign and present an earnest money check. Your agent will present the Contract of Sale and assist you with the negotiations. 8- When successfully negotiated, your agent will deliver the Contract of Sale to your title company . Your agent can refer reputable title companies to you. 9- Immediately submit a completed mortgage application with your application fee and other required documents to your mortgage broker or bank . 10- Your Agent can provide you with a list of property inspectors and help you coordinate times for you to meet with the inspector at the property 11- If, after the inspection, you plan to go forward with the purchase, sign the inspection acceptance form. 12- Your agent will be in contact with your mortgage person to check on the progress of your mortgage and schedule the necessary bank appraisal of the property. 13- Review your mortgage commitment for accuracy, sign it, and send copies to your agent and the title company. Return a signed copy to the mortgage company or bank. 14- Arrange for home insurance, as needed. 15- Review "Tips for Moving." Your agent will help you to arrange to have the utilities, telephone and cable, transferred to you on the closing date. 16- The title company will give you information so you can prepare the amount, and type of funds that you will be required to bring to the closing . 17- After recording, you take possession of your new home. Plan for the period between settlement and recordation. 18- This process usually takes one to two months or longer depending on circumstances. 19- Enjoy your new home and remember to call your agent when you, a friend, or a relative has a question or need concerning real estate.
