Your Home Inspection

     Your Contract of Sale usually provides you with the opportunity to have the property you are planning to purchase inspected by an inspector who is knowledgeable in construction matters.  This inspection is for your information, not to make a list of repairs for the seller.  The seller is not required to do repairs unless it is mentioned in the purchase contract.  However, if the need for unexpected repairs shows up, you can cancel or negotiate with the seller.

It is a good idea to choose an inspector who is a member of ASHI (American Society of Home Inspectors) because they have standards of practice that guide the inspectors in the performance of their inspections.  Your agent can give you a copy of these standards which will enlighten you as to what will be inspected and how it will be done.

 Ask your Agent for the Seller's Disclosure Statement on file with the listing broker. Be sure to read it over and give a copy to your inspector. The inspector should check:

  • ROOF: Coverings, ventilation, chimneys, skylights, flashings, gutters

  • ATTIC: Access, framing, ventilation, insulation, plumbing vents, flooring

  • EXTERIOR: Siding, trim, veneer, windows & doors, faucets, electrical

  • GROUNDS AND DRAINAGE: Trees, shrubs, walks, driveway, patio, pool, steps, decks

  • PLUMBING: Supply and waste pipes, flow, well, septic, water heater, fixtures

  • HEATING SYSTEM and AIR CONDITIONING SYSTEM

  • ELECTRICAL: Materials, amperage, voltage, panel, GFCI, grounding

  • CONDITION OF: Kitchen, laundry, bathroom surfaces and systems

  • GARAGE: Condition, door, automatic opener(s), firewall, electrical, structure

  • FOUNDATION: Type, condition, access, insulation, ventilation

In addition, you will want to have the property inspected for termites and other wood-boring insects.  If the property has a well or septic tank, you may want to have those systems inspected also.

Your Agent can recommend several reputable inspectors for you to contact and will make arrangements for you and the inspectors to view the property at a mutually agreeable time.

It is important that you learn as much as you can about the property you are planning to purchase and familiarize yourself with the property.  We urge you to be present during the inspections so that you will have the opportunity to learn about maintaining your new property and discuss any needed repairs with your inspector.
