Advantages of a Buyer's Agent

It seems obvious that a Buyer's Agent should represent a buyer and a Seller's Agent should represent a seller. Disclosure is necessary because it is not always so obvious who an agent represents and the terms of the representation. When a buyer calls on an ad or a sign, usually the seller's agent will respond. If the buyer works with that person, he is not being represented by a buyer's agent. The seller's agent can work with you as a "Dual Agent" but in that case, neither the buyer nor the seller are in an exclusive representation with the agent.

As a "Buyer's Agent" in addition to the usual showing of property, I will also do so much more for you. My responsibilities will include sharing essential information with you such as how long a property has been on the market, my opinion of strengths and weaknesses of the property, the value compared to other properties that have sold, and suggestions as to a possible offer.
